Why a checklist matters
A rural land purchase is rarely decided by one fact. The risk sits in the combination: title, location, access, water, source quality, price and local legal context. A Deal Check should slow the decision down just enough to ask the right questions before legal fees, travel time or deposits are committed.
Title and seller questions
Who is the registered owner? Does the seller have authority to sell? Is there a recent title report? Are there mortgages, liens, succession issues or occupation disputes? Is the parcel rural land under national foreign-ownership rules? Is it inside a border security zone or another special permission area?
Location questions
Do exact coordinates exist? Do they match the listing description? Is there a cadastral reference or parcel plan? What is the nearest road and locality? Does the access route cross private land? Is the property reachable year-round? If the listing is only locality-level, treat every distance and comparable as provisional.
Water and productive-use questions
Does the property rely on rain, surface water, wells or irrigation rights? Are water rights registered separately from title? Is there visible productive history? Are claims about soil, crop fit or grazing capacity supported by maps, records or local evidence? Water is one of the first places where marketing language can outrun documentation.
Price and comparable questions
What is the asking price per hectare? Which listings are genuinely comparable by surface band, region and use? Is the property priced above or below the local band? If above, what evidence supports the premium? If below, what risk might explain the discount?
