If you are looking from Europe, North America, Brazil or another country, turn the idea of life in Chile into a normal week. Where would you work, shop and spend time outdoors? Which services would you need nearby? Compare neighbourhoods and their surroundings separately, then plan a visit around those routines. A place that suits a holiday still needs a closer look for everyday life.
A place to invest
Start with the intended use and the evidence behind the asking price. A city lot and a rural parcel need different comparisons. Chile's SAG states that rural subdivision does not change the land's existing agricultural, livestock or forestry aptitude. That distinction matters when an advertisement suggests future residential use. Compare equivalent locations, sizes and uses where evidence allows; record unverified permissions and development assumptions separately.
Look closer at the places
Santiago and its metropolitan area
Explore the capital if an urban base is part of your plan. Compare the specific commune and neighbourhood before looking farther out: an address marketed as Santiago can describe a much wider search area than the central commune.
Scope: Santiago metropolitan area, Región Metropolitana de Santiago; Santiago commune is not the whole metropolitan area.
Valparaíso
Use Valparaíso as a coastal-city starting point. Look closely at the actual neighbourhood, daily access and the property's condition. Keep the city, nearby Viña del Mar and the wider region distinct when comparing locations and asking prices.
Scope: City of Valparaíso, Región de Valparaíso; not the entire region or adjacent Viña del Mar.
Puerto Varas and Frutillar
These southern destinations offer a starting point for exploring the lake area. Compare town living with surrounding rural land, then check practical access and the intended use of each property. The two places remain separate locations in your shortlist.

Buying land: start with the property's records and intended use
ChileAtiende describes a public deed followed by registration with the Santiago CBRS. For another location, identify its competent Conservador and requirements. For rural parcels, read SAG's subdivision guidance separately: a certificate does not change the land's productive aptitude. Before committing, have the property's records and proposed use checked locally.

Banking: confirm the product and your documentation
CMF's current-account FAQ explains that opening depends on agreement with the bank and describes identification, local-address and financial-background requirements. Use it to prepare questions, then confirm the bank's current conditions for your residency and documentation. A current account is a specific product; do not assume that every account or payment service has the same requirements.
Questions to take into your search
- Which commune and exact location does the advertisement refer to, and how precise is its map position?
- Which services and access routes work at the property itself, including in the season when you expect to use it?
- Do the property's documented use and permissions match your intended home, rental or other investment plan?
- Which comparable observations use equivalent property types, size, location and dates, and are they asking or completed-sale prices?
- What documentation and account product will the chosen bank accept for your actual residency and funding situation?
