A place to live
Think about the daily routine you want to create. Would you rather start with an urban neighbourhood, a lakeside locality or a smaller town with more space around it? Ask about the actual journey to the services you need, water and electricity at the address, and the way the place feels throughout the year. If you are coming from abroad, add language, documents and banking to your location research.
A place to invest
Separate an urban plot, land near a town and a rural property before comparing an advertised price. Access, usable area, documented boundaries and the intended use can change what makes a comparable example. Keep the asking price apart from transaction evidence and allow for costs you have not yet verified. A seemingly inexpensive plot remains a research candidate until the property, its records and the price comparison can be checked.
Look closer at the places
Asunción
Start with the capital if you want to investigate an urban base. Compare neighbourhoods and daily routes rather than treating the entire metropolitan area as one place. A riverside setting does not answer property-level questions about services or flooding.
Scope: Capital city; the surrounding metropolitan municipalities are separate
San Bernardino and the Lake Ypacaraí setting
Explore San Bernardino when a lakeside setting is part of your plan. Compare everyday needs with the experience of a short visit. Verify water conditions, drainage and year-round services for any specific property you consider.
Scope: San Bernardino locality in Cordillera; not the entire lake catchment
Altos and Atyrá
Use these Cordillera localities to explore a hill setting beyond the capital. Keep each town and surrounding rural area separate. For a plot, investigate slope, access and practical service connections rather than inferring them from the landscape.
Scope: Two distinct localities in Cordillera department
Plan the practical steps
Buying land: start with the current registry route
The judiciary's RUN portal brings together the 2025 unified registry and cadastre framework and its implementation materials. Use that current official starting point instead of relying on old procedural checklists. For a specific property, ask a local escribano to verify the applicable title, cadastral identifiers and purchase restrictions, then check the intended use with the competent authority. An advert or map pin does not settle those questions.
Banking: match the account to the payment you need
The BCP explains a basic savings-account framework for local-currency use, with limits on transactions and incoming remittances. That does not establish that a foreign non-resident can open one or use it for a property payment. Confirm the chosen bank's identification and residency requirements, source-of-funds checks, limits and transfer arrangements before planning how to pay.
Read the surroundings more carefully
A road and a distance help locate a place. The actual route, entry point and conditions still need checking.
A health-facility point identifies a place to investigate, not the care that will be available to you.
Rainfall and nearby water are context. Drinking-water supply, quality, rights and capacity are separate questions.
A locality centre and a verified property location answer different questions. Keep the precision label with every comparison.
Questions to take into your search
- Is your project best served by an urban plot, land near a town or a rural property?
- What do the exact title, boundaries, access and permitted use establish?
- What documents and payment arrangements would your chosen bank require?
Sources and their scope
The original source, its geographic scope and the date checked stay attached to the information. Country or regional context is not proof about an individual property.
How to use this guide
FrontierArg holds earlier Paraguayan listing observations and stored place, road and health-facility references. These records have different dates, types and levels of location certainty. They can inform future local context after checking their scope; they do not establish current properties for sale, reliable address-level services or a national Fair Value. This hub currently provides orientation and official source links.
