Living and investing
in Maipú
Maipú gives you several district-level searches within one department. Municipal records identify schools, primary-care centres, sports facilities and a working cultural venue. Housing data adds another useful distinction: the recent advertised rental changes for apartments and houses point in different directions.
Scope: Maipú in Mendoza, with departmental statistics and named local districts. Not Maipú in Buenos Aires or Chile. Sources checked 27 September 2026; observation dates vary.
Compare a real local routine
A family can start with named school and health-service locations; someone working remotely can start with the dwelling and its connections. Those searches may lead to different parts of Maipú. The municipal directories are useful because they identify services outside the centre as well as within it.
Reasons to investigate
The evidence includes a local cinema/theatre, sports centres in several districts, school listings and primary-care contacts. It also provides departmental purchase and rental benchmarks. Together, these support a more concrete comparison than the department's promotional identity alone.
The main trade-off
Department-wide averages cover more than the address being offered. A lower asking price is useful only if the household can obtain the services it needs and the property has a credible maintenance and resale case. The guide does not measure those conditions for individual listings.

Use named services to narrow the search
The municipal glossary lists twelve districts: Maipú Centro, Luzuriaga, General Gutiérrez, San Roque, Fray Luis Beltrán, Cruz de Piedra, Rodeo del Medio, Russell, Lunlunta, Barrancas, Ortega and Coquimbito. The examples below are starting points, not a ranking or an exhaustive service map.
| District | Concrete reference in the municipal records | Decision to test |
|---|---|---|
| Maipú Centro | Cine Teatro Imperial at Pablo Pescara 323; Emilio Civit secondary school appears in the school list. | Would an address support the household's school and evening routines without assuming that every service is within walking distance? |
| General Gutiérrez / Luzuriaga | Juan Giol sports centre in Gutiérrez; Eva Perón sports centre in Luzuriaga. | Compare routes to the activities each household member would actually use. |
| Rodeo del Medio | Juan Isidro Maza secondary school and Villa Seca primary-care centre appear in the municipal directory. | Confirm the required school level and health service locally, then test the wider work journey. |
| Russell / Lunlunta | La Superiora and Cabildo Abierto primary schools respectively; Russell and Recoaro health-centre listings. | Check admission, care arrangements and the distance from each specific home. |
| Coquimbito / Barrancas | Procesa Sarmiento primary school in Coquimbito; El Jume health centre in Barrancas. | Start with the relevant local contacts and the parcel's planning situation. These examples do not establish equal service coverage. |
For San Roque, Fray Luis Beltrán, Cruz de Piedra and Ortega, use the full municipal directory and planning documents rather than inferring conditions from the examples above. Maipú's planning page lists district-specific zoning documents and a route to ask about services and restrictions.

Separate apartments, houses and land
InmoUP's August 2026 figures are departmental medians of advertised sale prices in US dollars per covered square metre. They are useful entry references for houses and apartments; they cannot value a rural holding or a development plot.
| Type | USD/m² |
|---|---|
| Apartment | 1,124 |
| House | 1,013 |
One commercial portal; asking prices, not completed sales. Type-specific local sample sizes are not stated. The department's total active advertisements are not the sample for either median. Duplicate advertisements and a changing property mix limit comparison; the portal reconstructs older stock from listing dates.
The rental picture is mixed
The January/August comparison uses mean advertised monthly rent in nominal Argentine pesos. Apartment asking averages increased while the selected house average fell. Neither is a measured adjustment to the same set of contracts.
| Type | January 2026 | August 2026 | Change |
|---|---|---|---|
| Apartment, 1 bedroom | 489,167 | 539,286 | +10.2% |
| Apartment, 2–3 bedrooms | 636,477 | 741,250 | +16.5% |
| House, 2–3 bedrooms | 1,114,375 | 1,007,143 | -9.6% |
Keep those two observations separate from a monthly trend or inflation-adjusted result. Local sample sizes are unavailable in the report. Before using a rent in an investment model, seek comparable dwellings in the intended district with equivalent bedrooms, condition, services and terms.
What could support future value?
For a particular property, a workable school or work journey, confirmed services and a feasible improvement may matter to its next user. Those are hypotheses to verify and cost. The department's cultural or productive identity does not by itself establish a resale premium.
Build the rental case after owner expenses, maintenance and vacancy, then test an exit with conservative assumptions. Do not combine a dollar purchase price and a peso rent into a yield without a stated exchange-rate basis. This guide does not verify net yields, transaction-price appreciation or selling times.

A mixed change in recorded crime
SNIC department 50070 is Maipú, Mendoza. In the latest year shown, registered robos fell while registered theft rose compared with 2024. That mixed pattern is more informative than assigning the whole department a single improving or worsening label.
| Year | Intentional-homicide victims / rate | Robos incidents / rate | Theft incidents / rate |
|---|---|---|---|
| 2022 | 7 / 3.2 | 2,794 / 1,281.4 | 1,297 / 594.8 |
| 2023 | 5 / 2.3 | 3,276 / 1,497.1 | 1,529 / 698.7 |
| 2024 | 10 / 4.6 | 3,259 / 1,483.3 | 1,548 / 704.6 |
| 2025 | 6 / 2.7 | 3,127 / 1,417.6 | 1,588 / 719.9 |
Homicides count victims of intentional homicide; property offences count incidents. In 2025 the underlying source records five homicide incidents and six victims: the table correctly uses the victim count and victim rate.
For an address, assess entry and lighting, public-transport access and the routes used at the household's actual hours. Treat resident accounts as specific local enquiries, not a replacement statistical series. The presence of a police station in the municipal directory is not a measured safety outcome.
Check the connection and the planning file
Mobility
MendoTran offers route, bus and Metrotranvía information, including ways to find connections to education and health facilities. Use the property address and the actual destination. This guide does not infer a journey time or a convenient rail connection for every Maipú district.
Try the return journey too, including the walk from the stop and the timetable needed for work, school or evening activities.
Utilities and connectivity
The municipal planning page provides a route for a services-and-restrictions certificate. Use it alongside supplier confirmation, connection documentation and bills for the property. Check water arrangements, power capacity, drainage and any shared systems.
Remote workers should verify installation and service quality at the address. A regional internet percentage would not demonstrate upload speed or reliability in the proposed home; neither has been measured here.
Changes of use and development
Maipú publishes forms for land-use feasibility and building complexes as well as zoning documents, including entries for Coquimbito, Rodeo del Medio, Fray Luis Beltrán and Barrancas. They help identify the relevant questions; the presence of a form does not approve the project.
Build the week around actual institutions
Work and productive activity
A July 2026 municipal publication documents an olive-oil collaboration with Fattoria using olives from Parque Metropolitano. A separate May 2026 account records a technical-education and work meeting organised with UTN Regional Mendoza. These are concrete examples of productive and training activity.
They are not employment statistics. Confirm your employer, role, earnings and work location before committing to a move. The sources do not establish current vacancies, wages or a resulting demand for residential rentals.
School and care arrangements
The school and health directory makes a district-by-district enquiry possible. Start with the required level and specialty, then confirm places, timetable, coverage and the journey. A listed primary-care centre does not establish access to every specialty or emergency service.
For a household dependent on regular care, settle the arrangement before treating a home as suitable. The glossary identifies the municipal health administration and distinguishes primary care from its mental-health service.
Culture and sport
The Cine Teatro Imperial's September 2026 programme documents film, music and dance activity at Pablo Pescara 323. Use the venue's current programme when planning your own week; the cited September schedule has specific dates and is not a promise of today's performance.
The community directory lists sports centres in Ciudad de Maipú, General Gutiérrez, Luzuriaga, San Roque and Rodeo del Medio. Compare the relevant activity and journey, then confirm the session and admission terms.
A usable budget
Choose the appropriate rental category above, then price food, transport, utilities, education, healthcare and regular activities for your household. A house and an apartment can have different service and maintenance bills even when their rents are similar.
No complete current household basket has been verified. There is no supported all-in monthly living-cost total or percentage saving against Mendoza Capital in this guide.

Drainage and construction deserve their own check
On 8 September 2026 the municipality reported work on Canal Pescara, drainage-channel cleaning and inspections coordinated with provincial water bodies. That dated work report identifies a practical issue to investigate at a property; it does not prove that flood or drainage risk has been eliminated.
Inspect how water leaves the plot and street, ask about previous incidents and identify the authority responsible for nearby channels. For development, connect the site assessment with the municipal services and planning response.
INPRES distinguishes seismic hazard from building vulnerability. Check structural condition, approved documentation and the proposed works with an appropriate professional. Regional context cannot certify the particular structure.
District climate normals and measured heating/cooling bills have not been assessed here. Compare shade, orientation, insulation and equipment at the dwelling rather than assigning the whole department one comfort or running-cost score.

Make the district and the property prove the case
| Plan | What would support it | When to reconsider |
|---|---|---|
| Family home | Confirmed school and care arrangements, workable journeys and a household budget. | The choice relies on a generic description of Maipú rather than tested local arrangements. |
| Rental investment | Same-type local rental comparisons and costs including maintenance and vacancy. | The case assumes all rents rise together despite the mixed published figures. |
| Plot or redevelopment | Parcel-specific use, service, drainage and structural information as applicable. | The price depends on permissions, infrastructure or buildability still to be established. |

Questions that change the decision
Does a Maipú price figure describe the city centre?
The InmoUP and SNIC figures used here cover Maipú department in Mendoza. They do not isolate Maipú Centro or another district. Use district- and property-specific comparisons for an offer.
Are rents rising throughout Maipú?
The selected January/August 2026 advertised averages show apartment increases and a decline for two-to-three-bedroom houses. They are nominal peso asking figures from a portal with undisclosed local sample sizes, not changes to every contract.
Which Maipú district is best for a family?
The evidence does not establish a universal winner. Begin with the municipal school, health and sports directories, confirm the services your family needs, and test journeys from specific homes before comparing their full costs.
Dates and open questions
Market figures refer to August 2026 and a January/August rental comparison. Crime figures cover 2022–2025. Municipal directories identify services to investigate; dated activity reports retain their original periods.
Completed-sale appreciation, neighbourhood crime rates, address-level service performance, local job and wage data, and a full household budget remain unverified in this package. No property-specific legal, valuation or engineering review is claimed.
Sources checked 27 September 2026. Editorial sources, figures and language underwent independent review; no property-specific specialist review is claimed.
